An EICR (Electrical Installation Condition Report) is a full health check of your property’s wiring, fuse board, sockets and earthing. If you’re a landlord in England you must have a valid EICR for every tenancy, renewed at least every five years — and councils can fine up to £30,000 for not having one.

What happens during your EICR

We isolate circuits one at a time, test insulation resistance, earth continuity, polarity and RCD trip times, and inspect the consumer unit, accessible sockets, switches and light points. A typical flat takes two to three hours. We label the board, fit inspection date stickers and leave everything working as we found it.

C1, C2, C3 and FI — what the codes actually mean

C1 means danger present — we make it safe on the spot. C2 means potentially dangerous — the report is unsatisfactory until it’s fixed. C3 is improvement recommended — it does not fail the report, and we’ll tell you honestly when a C3 is worth doing and when it isn’t. FI means further investigation is needed. We never inflate codes to sell work.

EICR Testing & Certificates — your questions

How often does a landlord need an EICR?
At least every five years, or sooner if the previous report set a shorter interval. You must give the report to tenants within 28 days, to new tenants before they move in, and to the council within 7 days if they ask for it.
How long does an EICR take?
A one or two bedroom flat is usually two to three hours. A larger house is around half a day. Power is off circuit-by-circuit during testing rather than the whole time.
What if my EICR is unsatisfactory?
You have 28 days to complete remedial work on C1 and C2 defects. We quote the remedials the same day, carry them out quickly, and issue the certificate showing the installation is now satisfactory.
Do you do EICRs for house sales and purchases?
Yes — a pre-purchase EICR tells you the true condition of the wiring before you commit, and is often useful in negotiations if the installation needs work.
